Amazon’s 2.2 million square foot warehouse at Tilbury is the largest warehouse in the UK and the first automated multi-level fulfilment centre in Europe. Vincent and Gorbing has acted as planning consultants on the site from early planning feasibility in 2007, to final opening of the facility in 2017.
Vincent and Gorbing was first instructed in 2007 by Port of Tilbury London Limited (PoTLL), the owner and operators of Port of Tilbury, to consider the development potential of 26ha. of Green Belt land immediately north of the Port for port-centric logistics.
Co-ordinating a full environmental team and preparing the Environmental Statement, we made an application in April 2010 for outline permission for a logistics park. Addressing a range of complex environmental issues, in particular flood risk and ecological matters, as well as making a case of very special circumstances for development in the Green Belt, outline planning permission was eventually gained in 2010 allowing ground works to progress to make the site ready for development.
On-line retailer Amazon took an interest in the site in 2015 and Vincent and Gorbing co-ordinated a full planning application for a much larger building, updating all of the earlier environmental work and negotiating through to planning permission in mid-2016. We were then responsible for the discharge of a complex set of planning conditions, allowing work to commence in late 2016. The new Amazon Fulfilment Centre became operational in September 2017.
